Management

Shaul Kuba
Mr. Kuba is a principal and founder of CIM Group. He oversees acquisition and development activities and is a member of the investment committee for the CIM California Urban Real Estate Fund, L.P.

Mr. Kuba directed CIM Group's pioneering acquisition and redevelopment efforts in the downtown districts of Santa Monica, San Diego, Brea, Pasadena and Hollywood. During the 6 years from 1994 to 2000, CIM Group acquired and developed properties with a total cost of over $200 million, successfully leasing those properties to major national and regional tenants. Mr. Kuba also oversaw the development of the firm's network of relationships with developers, real estate brokers, redevelopment agencies, and property managers.

Prior to co-founding CIM Group, Mr. Kuba developed a variety of commercial and residential properties in Los Angeles.



Richard Ressler
Mr. Ressler is a principal and founder of CIM Group. He is the chairman of the investment committee for the CIM California Urban Real Estate Fund, L.P., and in that capacity oversees all investment decision-making. Mr. Ressler developed the strategic vision for the CIM Group, with its emphasis on investing in emerging downtown areas with strong demographic and community support and developed the firm's relationships with major financial institutions and strategic partners.

Mr. Ressler began his professional career in 1983 with Cravath, Swaine and Moore, working on public offerings, private placements, and merger and acquisition transactions as well as real estate and bankruptcy issues. In 1984, he moved to the Corporate Finance and Mergers and Acquisitions Department of Drexel Burnham Lambert, Inc. ("DBL"). At DBL, Mr. Ressler focused on merger and acquisition transactions, the financing needs of middle market companies, including real estate companies, working on numerous and varied financings, dispositions and acquisitions.

From 1988 until 1994, Mr. Ressler devoted his career to corporate development, co-founding Brooke Group Limited the predecessor of Vector Group Ltd. (NYSE: "VGR") and serving in various capacities at VGR and its subsidiaries, including, acting CEO of Skybox (a leading trading card manufacturer), Co-CEO of Liggett & Myers Tobacco Company, Chairman of Liggett Ducat, J.S.C. (VGR's cigarette manufacturing company in Russia), President of Brooke Overseas Limited (a real estate subsidiary of VGR in Russia), Director of New Valley Corporation (the holding company of Western Union), and ultimately Vice Chairman of VGR.

In 1994 Mr. Ressler founded Orchard Capital Corporation ("Orchard"), an investment and consulting firm. Orchard co-founded and is the Managing member of CIM Group LLC. In addition, Mr. Ressler is Chairman of two publicly traded technology companies (MAI Systems, Inc (AMEX: "NOW") and j2 Global Communications, Inc. (NASD/NMS: "JCOM")) and is an investor and serves on the boards of various privately held companies.

Mr. Ressler holds a BA from Brown University, and JD and MBA degrees from Columbia University.



Avi Shemesh
Mr. Shemesh is a principal and founder of CIM Group. He oversees development, administration, financing activities and investor relationships, and serves on the investment committee for the CIM California Urban Real Estate Fund, L.P.

During the last 6 years, Mr. Shemesh planned and managed the growth of CIM Group, overseeing property development activities, negotiating the terms of financial and partner relationships and managing the staffing needs to implement the firm's investment plans. CIM Group was a leader in redevelopment activities in the downtown areas of Santa Monica, San Diego, Pasadena, Brea and Hollywood. Properties acquired and improved by CIM Group created substantial value appreciation for CIM Group and its investors, attracted strong tenants and thereby enhanced the quality of commercial activities in those communities.

Prior to co-founding CIM Group, Mr. Shemesh developed a variety of commercial and residential properties in Los Angeles.



John Given
Mr. Given is Senior Vice President, Development of CIM Group. He joined CIM Group in 1997, and is responsible for acquisition, structuring and planning development activities for the CIM California Urban Real Estate Fund, L.P.

For over 20 years, Mr. Given has worked building partnerships between public development agencies and private real estate development companies which engage in the public sector. While in the public sector, Mr. Given gained broad experience in city and state development protocol. He was the City Planner for Greeley, Colorado for 4 years and then moved to Los Angeles, where he served with the Los Angeles Community Redevelopment Agency ("CRA") and the Los Angeles County Metropolitan Transit Authority ("MTA") for 12 years.

Mr. Given is an active member of the Urban Land Institute, the International Conference of Shopping Centers, and the American Institute of Certified Planners. He has served as a founding board member of the Hollywood Entertainment District and chaired the City of Santa Monica Housing Commission. Mr. Given holds a BA degree in Urban Planning from the University of Washington and a Masters degree in Regional Planning from Harvard University.



Nicholas Morosoff
Mr. Morosoff is Vice President and General Counsel of CIM Group. He is responsible for the legal analysis, negotiation and documentation for the investments of the CIM California Urban Real Estate Fund, L.P. Over the past 5 years he has negotiated numerous acquisitions, dispositions, and financings of CIM Group properties, as well as several complex financial arrangements with city redevelopment agencies.

Prior to joining CIM Group, he was an associate with Sullivan & Cromwell in New York. In that capacity he performed research, analysis and negotiations on a variety of real estate transactions including new tenant leases, sale-leaseback transactions, and securitized real estate financings.

Mr. Morosoff holds BA and JD degrees from Boston University.



Monica Yamada
Ms. Yamada is Vice President, Director of Operations of CIM Group. She is responsible for all operations and property management activities for the CIM California Urban Real Estate Fund, L.P. For the last 4 years, Ms. Yamada has handled development and leasing activities for a number of the buildings in CIM Group's portfolio. In addition, she headed up a team of CIM employees to review and revise the company's organizational structure, internal reporting systems, and property management department.

Prior to joining CIM Group, Ms. Yamada worked for Bechtel Investments, in asset management, financial reporting, strategic planning, and leasing. As Director of Development for the Stitzel Company, Ms. Yamada supervised all phases of engineering, tenant design and construction for Two Rodeo Drive, Beverly Hills and One Colorado, Pasadena.

Ms. Yamada holds a Bachelor of Arts degree from the University of Hawaii, and an MBA degree in Finance from Golden Gate University.



Victoria Esguerra
Ms. Esguerra is Controller for CIM Group and the CIM California Urban Real Estate Fund, L.P. She has managed the accounting department for CIM Group since 1995, and is responsible for all financial records, insurance policy documentation and business license requirements for CIM Group and the Fund.

Ms. Esguerra has over 15 years of experience managing real estate development and property management companies' accounting needs. Prior to her tenure with CIM Group, she served as Controller for Lazar-Ducot Management Corporation, a property management company, and prior to that, as the accounting manager of Condor Wescorp.
