CIM's Stabilized Strategy focuses on equity and debt investments in stabilized real estate and real estate-related assets including office, multifamily apartments, retail, and other asset types (including hotel, entertainment, parking, and signage) located in areas that CIM has targeted for opportunistic investments.  These areas include traditional downtown areas and suburban main streets that are located in high-density, high barrier-to-entry established and transitional urban communities in gateway cities throughout the United States.  CIM’s stabilized investments benefit from CIM's extensive network and are enhanced by CIM's opportunistic activities in these communities.

An example of CIM's stabilized investments is the office portfolio it acquired in 2008 consisting of five established, institutional-quality Class A office properties totaling 1.7 million square feet in Oakland’s Lake Merritt and City Center districts. The properties, purchased from Brandywine Realty Trust, advanced CIM’s Oakland investment program, which launched in June 2007 with the acquisition of the Oakland City Center Marriott and the Courtyard Oakland Downtown. Within one year of the acquisition, CIM renewed a long-term lease for the corporate headquarters of a leading California healthcare provider, Kaiser Permanente at 1 Kaiser Plaza also known as The Ordway Building, and also secured a new long-term lease with Walgreens at 1333 Broadway. The three other properties included in this investment are 1901 Harrison, as well as 2100 Franklin and 2101 Webster, also known as Center 21.
