This position supports Director and the Construction Accounting Group in managing the day-to-day activities of the job cost accounting function. The analyst will interact with various business units within the firm to provide oversight and support for assigned capital projects. 
ESSENTIAL FUNCTIONS:
  • Work with the Director and The Construction Accounting group to oversee proper job-cost accounting for all capital projects.
  • Review Investment Committee Memos to understand capex requirements
  • Help plan and coordinate job set-up and budget approval for new acquisitions
  • Assist in reviewing approved annual capital improvement budgets for operating properties
  • Set-up, maintain and monitor capex budgets for all projects
  • Enter contracts in Yardi
  • Attend meetings with general contractors as needed to review job requirements, compliance, timelines, as well and interface with key personnel.
  • Review and approve capex invoices to ensure proper coding and approvals
  • Maintain the integrity of processes and procedures, including resolving and responding to issues and discrepancies related to job and contract set-ups, invoice payments, tenant reimbursements, funding, etc.
  • Perform month-end procedures, including accruals and adjusting journal entries
  • Respond to Accounting Help and Help Desk requests and questions related to construction and development.
  • Calculate, review and initiate payment of development/construction management fees
  • Identify completed jobs for potential close-out and transfer out of WIP and place the asset in service
  • Attend monthly owners’ meetings, pencil draw meetings and complete site visits as needed.
  • Provide assistance and support to users of job cost accounting
  • Complete special projects as assigned by the Manager, Director and VP Controller
  • NON-ESSENTIAL FUNCTIONS:
  • Initiate training sessions for job cost accounting and software
  • Respond quickly to new projects, working remotely and after hours when necessary
  • SUPERVISORY RESPONSIBILITIES
  • Direct the Development group’s admins in processing construction invoices as needed
  • EDUCATION/EXPERIENCE REQUIREMENTS:
  • Bachelor’s Degree in Accounting or related field
  • Strong understanding of basic accounting principles
  • Real estate and/or construction accounting experience
  • Proficient in Microsoft Office
  • Strong understanding of GAAP accounting
  • Strong knowledge of construction accounting and general construction processes and procedures
  • Experience with Yardi and Nexus or related accounting and AP software
  • Operate standard office equipment.
  • KNOWLEDGE, SKILLS AND ABILITIES:
  • Ability to read and comprehend simple instructions, short correspondence and memos.
  • Ability to write simple correspondence and/or reports
  • Ability to effectively present information to customers, clients and other employees of the organization.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
  • Ability to read, analyze and interpret scientific and technical materials, financial reports and/or legal documents.
  • Ability to use analyze, use logic, reasoning and focus on details to solve problems. 
  • Ability to determine timelines and manage multiple tasks/projects.
