The Associate, Investments position is based at our Phoenix office and supports the Investments Net Lease team through financial analysis, research, due diligence and asset monitoring functions.
The Associate, Investments role is an integral part of the CIM Net Lease team. You’ll work in a supportive, growth-oriented environment and gain valuable exposure to CIM’s wide range of net lease assets.
In this role, you’ll serve on the Investments deal team and be responsible for handling the majority of the financial modeling, market research, and underwriting of an investment. You’ll also support the transaction due diligence and closing processes and help to monitor existing investments.
Essential functions include:Preparing detailed Investment Recommendation reports for all acquisition pursuits.Preparation and review of cash flow pro forma models utilizing Argus and Excel-based templates.Assists senior management in resolving underwriting issues as they arise during the due diligence process.Obtains and interprets relevant market research and data as it relates to each acquisition pursuit (area rental comps, sales comps, etc.). Reviewing, interpreting, and abstracting terms of commercial leases, debt agreements, and other legal documents.Abstracting and summarizing third-party due diligence reports, such as appraisals, property condition reports, and environmental reports.Ability to travel throughout the U.S. on a fairly frequent basis in order to complete on-site, property-level site inspections and tenant interviews.Assist the Investments team in preparing detailed analyses of tenants’ financial condition.Assist the Investments and Portfolio Strategy teams with various analyses and reporting for certain portfolio management activities and asset dispositions.
