The Maintenance Assistant I provides maintenance services to assigned buildings according to CIM Group’s operating and safety standards. The position will provide maintenance services in one or more capacity related to housekeeping, day porter or make-ready duties as required by the needs of the assigned property.
CIM’s Property Management department is responsible for the asset management and operational services in office, multi-family residential, retail, mixed-use and hotel product types. Our properties are predominately located in the urban regions in Southern California, Northern California, Texas, New York City, Washington D.C., Charlotte, and Chicago.
ESSENTIAL FUNCTIONS:Perform “trash-out” duties of vacant apartments, removing all abandoned furniture, trash and boxes; transferring to dumpster or storage area, as directed.Review the make-ready board or take direction from the property manager and/or maintenance supervisor to determine action to be taken on apartments.Make minor repairs/to the vacant apartment. Apply touch-up paint as needed to apartment and area outside entrances.Clean out all trash from apartment before, during, and after unit-turn activity.
NON-ESSENTIAL FUNCTIONS:May be required to work weekends or after normal scheduled work hours.Perform any additional duties as assigned.May be requested to assist in other areas of property maintenance
EDUCATION/EXPERIENCE REQUIREMENTS: (including certification, licenses, etc.) High School, GED or equivalent experience requiredCertified Pool Operator License , preferred.Ability to use hand-tools such as leaf blowers, rakes, shovels, etc. as required for position.Position requires a minimum of 1 year general maintenance experience and at least 6 months apartment maintenance experience
COMMUNICATION SKILL REQUIREMENTS:Read and interpret documents such as appliance manuals, company policies and procedures documents.Ability to write correspondence and/or reports accurately.Must be able to demonstrate basic oral and written proficiency in the English language.
MATHEMATICAL SKILL REQUIREMENTS:Ability to add, subtract, multiply and divide.
REASONING SKILL REQUIREMENTS : Ability to apply common-sense understanding to carry out instructions.Ability to solve practical problems.
TECHNICAL SKILL REQUIREMENTS:MS Office such as OutlookAbility to use the following (if applicable to the property): Key cutting machine, sewer machine, sink machine, leak detector, Ampro meter, Volt meter, manifold gauges, charging cylinders, boilers, spray paint, rig, air conditioner systems, appliances, water heaters, , hand tools, , carpet cleaning machine.Must be able to handle light plumbing repairs, tile work, light HVAC equipment repairs, basic troubleshooting of property-owned appliances, carpentry repairs, simple electrical repairs
PERFORMANCE METRICS: Completion of duties in a timely manner.Attendance and participation in CIM Group’s training programs (as required).
