We are looking for a Service Director to join our existing team at the gorgeous Southern Towers apartment communities. Under the direction of the Regional Vice President, the Service Director is responsible for directing building maintenance operations and maintaining the buildings’ mechanical systems according to CIM Group’s operating and safety standards.
CIM’s Asset Management department is responsible for the asset management and operational services in office, multi-family residential, retail, mixed-use and hotel product types. Our properties are predominately located in the urban regions in Southern California, Northern California, Texas, New York City, Washington D.C., Charlotte, and Chicago.
ESSENTIAL FUNCTIONS: Ensure scheduled preventive maintenance tasks are completed in accordance with the monthly maintenance calendar and direct either CIM maintenance assistants or third party vendors to complete the necessary preventive maintenance work as scheduled or budgeted. Oversee the maintenance team’s efforts in completing each building’s preventive maintenance schedule which will include inspecting HVAC, refrigerator, sinks, washer/dryers, and others as directed by the Property Manager. Adhere to the approved operating budget for all repair and maintenance expenses and provide operating cost estimates for budgeting purposes. Meet with the Assistant Property Manager on a weekly basis to ensure all work orders are responded to within 24 hours, maintain a binder with tabs for each unit, including ground floor and management office and print out each tenant work order. Meet on Monday to review the printed work orders and the following Friday to confirm status of completed work orders. Control inventory of all appliances, tools, supplies and equipment related to repairs and maintenance. Direct maintenance operations for upkeep of the apartment units by the minimum repair standards Including but not limited to: Doors re-key, hang, paint and replace door and test door closingsAttach window blinds, hang furniture Appliances replace filters, check drain lines and pans and know how to operate all systems including high end models in order to assist residents as required. HVAC replace filters, wet vacuum condensation pans, verify thermostat settings and know how to operate the unit in order to assist residents as required. Plumbing snake and clear blockages up to 25 feet Replace electrical sockets, switches, bulbs and check breakersFlooring re-attach thresholds, re-tack carpet, and replace missing wood or tile flooring Walls repair drywall, mud, tape and paint or wall paper as required Ceiling repair drywall, mud, tape and paint Ensure all vendors sign in and out of the property and control access to the roof and mechanical rooms.
NON-ESSENTIAL FUNCTIONS:Manage third party vendors (as required) who maintain access equipment (elevators/ escalators), central plant and other building equipment.May be required to work weekends or after normal work hours. Perform other duties as assigned.
SUPERVISORY RESPONSIBILITIES: The incumbent will supervise temporary contracted labor and other vendors as required by responsibilities.Supervise the job duties of the maintenance assistants. Set performance goals for each member of the team and review their performance on an ongoing basis.
EDUCATION/EXPERIENCE REQUIREMENTS: (including certification, licenses, etc.)Bachelor's Degree preferred or 4 years of experience. 8 years’ experience in high-end client service environment preferably in a hospitality related fieldUnderstanding of basic building mechanical systemsUnderstanding of cleaning processesAbility to travel within the United StatesMust possess a valid state-issued driver's licenseSpanish speaking skills preferred but not requiredAbility to carry up to 20lbs.
