The Director will have responsibilities as a leasing team member to facilitate and coordinate leasing activities on projects throughout the US of the Phoenix Net Lease Team through the following responsibilities.
Responsibilities
  • Developing and maintaining strong landlord/tenant/broker relationships within the industry
  • Must have strong relationships and know Major Retailers across the country
  • Negotiating lease proposals, amendments, and all renewals
  • Negotiating letters of intent and leases to maximize each deal to conform with company goals and leasing objectives
  • Preparing approval packages for all deals, including net effective rent worksheets
  • Strategizing, communicating and collaborating with broker network; conducting bi-weekly Broker calls
  • Building and managing a pipeline of potential tenants; maintaining current tenant relationships
  • Strategically attending and facilitating ICSC National and Regional events and conventions.
  • Conducting Strategic Alliance Review Meetings with retailers, introducing our company under the CIM Group name, commitment and business approach. Create materials that support Strategic Alliance Reviews with key tenants including market research and presentation materials
  • Interfacing with other departments including Investments, Portfolio Oversite, Property Management, Legal, Construction, Accounting and Acquisitions
  • Working directly with Legal (internal and external) on Leasing and Contract Agreements
  • Providing updated assumptions for the Leasing Assumption Report
  • Providing Property Leasing Assumptions for the annual development of department budgets.
  • Analyzing, collecting and presenting tenant financials and business plans for underwriting purposes
  • Updating the team at Multi-tenant & Single-tenant meetings; reviewing and updating reports
  • Scheduling internal Real Estate Committee reports to discuss deals requiring input from other CIM departments.
  • Candidate Profile
  • 5 years of experience in Real Estate Leasing
  • High Degree of Proficiency in computer skills with MS Office: Excel, Word, PowerPoint, Outlook
  • Strong communication skills, professional work ethic, appearance and demeanor
  • Able to manage working in a fast-paced environment with strong ability to Multi-Task
  • Must be able to Travel on a regular basis
  • Education
  • Bachelor’s degree or equivalent is preferred.
  • ICSC Designations a plus
