Responsible for assisting assigned Senior Director of Leasing in day-to-day activities related to: the execution of the marketing and leasing strategy for commercial real estate properties.  Will be exposed to the entire leasing process (start to finish) from generating initial prospect interest through qualification, lease negotiation and document execution.  This position is located in Austin or Dallas, TX.
  • Working under the direction of the assigned Directors or VPs, assists in executing the marketing and leasing strategy for the region. 
  • Will learn to make recommendations and assist in the coordination of property improvements designed to supplement the leasing process
  • Provide relevant analytics for contemplated lease transaction against budget projection and market.
  • Maintain property visibility with the local brokerage and prospect community to maximize property exposure in the market place
  • Research and stay abreast of comparable properties, their pricing and competitive positions, to maximize occupancy and financial performance of company’s properties relative to the competition.
  • Budget expected property rental rates and leasing costs (tenant improvements, commissions and landlord costs)
  • Participate in the acquisition due diligence process for new assets
  • Analyze rental rates and improvements for landlord acceptable leases
  • Maintain stacking plans
  • Provide timely communication with all leasing process stakeholders on status of lease transactions
  • Maintain a system for filing copies of all electronic and written leasing materials and correspondence
  • Ensure compliance with CIM standards for leases, letters of intent, approval forms, and deal sheets
  • Manage leasing process
  • Coordinate with legal counsel to prepare lease documents
  • Coordinate weekly/biweekly leasing calls with third-party brokers and Investment teams and handle the distribution of leasing reports
  • Coordinate space planning with prospective tenants
  • EDUCATION/EXPERIENCE REQUIREMENTS: (including certification, licenses, etc.)
  • BS/BA required
  • Associate:  no more than 3 years’ experience in Leasing
  • Knowledge and understanding of the commercial leasing process
  • Knowledge and understanding of space planning and tenant improvement process
  • Knowledge and understanding of real estate law, finance and accounting
  • Ideally, proficient with various lease types (Gross, Modified Gross and NNN)
  • Ability to read, analyze and interpret technical materials, financial reports and/or legal documents.
  • Ability to effectively present information to top management, public groups and/or business owners, boards of directors.
  • Ability to effectively present information to CIM executives, broker groups and/or business owners.
  • Ability to calculate figures and amounts such as lease discounts/concessions, interest, commissions, proportions, percentages, etc.
  • Ability to understand and calculate simple discounted cash flow, net effective rent and possess understanding of  internal rate of return and other  real estate  concepts  used  for evaluating the  feasibility of a proposed transaction. 
  • Proficiency with Microsoft Excel, Word and Outlook.  Experienced with spreadsheets, word processing and web-based marketing software
