The Contract Specialist position will work as a leasing team member to support the leasing deal makers in research, analysis, creating and processing lease information and agreements while supporting the leasing team through the following responsibilities. **Paralegal background required**
Essential Functions:
  • Timely facilitate the full execution of all types of leases and lease related documents from onset to final in accordance with company policies and procedures.
  • Assist with preparing & reviewing LOIs to ensure compliance with company requirements and to assess the overall viability of the transactions.
  • Timely execution of tenant credit reports on an as needed basis.
  • Preparation of LETs/Approval Packs for the In-House review for New Leases, Renewals and other lease related documents.
  • Preparation of approval packs for in-house review for new leases, renewals and other lease related documents.
  • Coordinate retention of legal services to prepare documents.
  • Perform preliminary and ongoing research to ensure that new lease concepts do not violate any exclusives/restrictions at a property,
  • Pursue waivers from tenants as necessary.
  • Draft License Agreements, Broker Listings, NDA’s, waivers and other miscellaneous documents.
  • Preparation and distribution of monthly and quarterly reports: REIT, TIC, JV.
  • Preparation and maintenance of spreadsheets to track document status for leases and renewals for MT and ST properties, i.e., leasing reports, commission payments, etc.
  • Preparation of lease listing and sale agreements for all properties and Maintenance of Broker files.
  • Prepare documentation for submission/payment and timely processing of broker leasing commissions.
  • Assist with Leasing Budget and or Assumptions
  • Work closely with brokers, deal makers and property managers to ensure that vacancies are filled in a timely manner.
  • Run Credit Reports – Maintain ADP files & confidentiality protocols.
  • Excellent and timely communications and coordination with internal and external business partners.
  • Other projects as assigned.
  • REQUIREMENTS:
  • Minimum of 5 years’ experience in commercial real estate or adjacent equivalent
  • Paralegal background required 
  • Retail leasing background preferred
  • Successful candidate must be highly organized and demonstrate the ability to Multi-Task in a fast pace environment
  • Must have a thorough understanding of lease terms and conditions
  • Proficient in MS Office suite: Excel, Word, Outlook & PowerPoint
  • Experience with MRI is preferred
  • Bachelor’s degree or equivalent industry experience is preferred.
  • Current real estate license, BOMA, IREM, or CCIM designations are a plus
